NHG is optional, and worth taking for the rate alone
Nationale Hypotheek Garantie costs 0.4% of the loan as a one-off borgtochtprovisie and is available on mortgages up to 470,000 in 2026. It is the only optional mortgage insurance in this calculator, which is why it appears as a switch rather than an automatic charge.
Take it and you buy two things: a government guarantee that settles the residual debt if the house has to be sold at a loss, and a materially lower interest rate, because the lender's risk has been underwritten. How large the discount is varies by lender, but on a normal loan it recovers the 0.4% within the first few years, so the switch is rarely a close call for anyone under the ceiling. This calculator treats the premium as cash at completion, so it lands in the cash-to-complete figure; many lenders will let you add it to the mortgage instead.
Overdrachtsbelasting: 2%, nothing, or 8%
The transfer tax depends on what you are doing with the house, not on where it is. Someone buying a home to live in pays 2%. A first-time buyer under 35 pays nothing at all up to a ceiling that rises to 555,000 in 2026. A buyer who will not live in the property pays 8% from 1 January 2026, down from 10.4%.
Only the 2% owner-occupier rate is modelled here, so a starter under the ceiling should read the transfer-tax line as zero and an investor should read it as four times what is shown.
Dutch lending allows a 100% loan-to-value mortgage, which is why the deposit opens at zero, but the purchase costs still have to be found in cash, because they cannot be financed.
