How this was calculated

Every rate, allowance and holding period comes from the datasets listed under Data sources on this page, with the official publication each was taken from.

The gain is the sale price less the purchase price and the costs of buying and selling. United States's rate depends on your other income, so the gain is priced on top of $75,000 using the same brackets and allowances as the take-home pay calculator. The figures assume this is your only sale in the year.

A result link includes the numbers you entered. Share it only with people you want to see them.

How this is calculated

The calculator takes the sale price, subtracts what you paid and what buying and selling cost, and hands the resulting gain to your country's own engine. That engine applies whatever the law provides before any rate: an annual allowance, a discount for holding the asset long enough, an inclusion rate, an exemption for your home or a deemed cost. Where the rate depends on your other income, the gain is priced on top of that income with the same brackets the take-home pay calculator uses, so a gain that pushes you into a higher band is charged the higher rate on exactly the part that crosses it.

What this does not include

  • Losses brought forward from earlier years, and other gains or losses in the same year.
  • State, provincial capital or municipal taxes on a sale, except Canada's provincial income tax.
  • Partial reliefs for a home that was let or used for business part of the time.
  • Indexation, grandfathered costs and valuation dates for assets bought long ago.
  • Tax-free accounts and the special rules for funds, options and cryptoassets.
