How this is calculated

The calculator applies the scale of the country, state, province or nation you pick to the price, adds any surcharge your situation triggers, such as a second home, a foreign or non-resident buyer or a city's own tax, and then takes off any relief you qualify for. Most scales charge each slice of the price at its own rate, a few charge one rate on the whole value, and each tax office's own rounding is followed. The standard buyer beside your figure is a resident buying a home to live in, so the gap between the two is what your circumstances are worth or cost.

TaxΣ (slice × band rate) + surcharges − reliefs

slice
the part of the price inside one band
surcharges
the extra charges your circumstances add
reliefs
what a first-time buyer or new-home relief takes off
Each result line opens on its own working, band by band, with your figures.

What this does not include

  • Legal, conveyancing, notary and land registry fees, which are not taxes and vary by firm.
  • City and county add-ons that vary locally, outside the few cities the picker names.
  • Commercial, mixed-use and multi-dwelling purchases, which are taxed on other scales.
  • Income tests, residence periods and repayment rules attached to reliefs: the tax office decides those.
  • Grants paid to first home buyers, which are cash rather than a lower tax.
  • Annual property tax after you buy; the mortgage calculator counts it with running costs.
