The rules for Wales

What the calculator above works from, read from the datasets listed under Data sources. Where a table gives the basis, “set by law” marks a figure fixed by statute or by the body that charges it, and a typical figure is a market convention the calculator opens on, which you can change.

No first-time buyer relief, and a separate table for second homes

Wales has charged its own Land Transaction Tax since April 2018, collected by the Welsh Revenue Authority. Its nil band is the most generous in Britain at 225,000, which is why Wales offers no separate relief for first-time buyers: everyone buying a home to live in gets the same scale, 6% from 225,000, 7.5% from 400,000, 10% from 750,000 and 12% above 1,500,000.

A buyer who will own more than one home pays the higher residential rates instead, a table of its own rather than a surcharge on the main one. Since 11 December 2024 it starts at 5% on the first 180,000 and rises to 17% above 1,500,000, so a 260,000 second home pays 15,950 where a main home pays 2,100. If you are replacing your main residence and sell the old one within three years, the difference can be reclaimed.

The return and the tax are due within 30 days of the effective date.
